Getting things done. Carpet installers were excellent, too. Chimney guy coming Friday... Hoping to move in for real this weekend. Then I can park two things in my two-thing garage! Twooooooo!!!

Welcome to 1900.

The old house I lived in when I was a kid needed like 10K++ in chimney repairs. This was in late 80s dollars back when that meant something . I hope you are luckier.

(my dad didn’t touch it, passed the issue on to the next owner, who simply removed the chimney but left the fireplaces)

Oh it was the best. I had three people come out today for a quote.

Guy 1: “Your chimney is ruined beyond repair it won’t even last another year oh dear God!! It will cost 30 grand to build a new one. I could write you up a quite if you waaaaaant I gueeeeess.”

Guy 3: three Gatorade bottles topple out of his work fan, along with the smell of dank week. “I’ll be honest, I’m too old to work on a home like. It would be like 7 or 8 grand but I don’t want to do it.” Never even got out of his van, or told me his name.

Guy 2, minutes before: we look at the interior, exterior, foundation, everywhere. “Ah, shit. It’s fine. I can fix this in 6 hours with two guys . You just gotta (bunch of stuff I only vaguely understood but got the jist of).”

Guy 1 said the chimney had no foundation, which was false.

Guy 3 told me all the things wrong with it AGAIN, WITHOUT EVEN LEAVING HIS TRUCK, let alone actually getting in my house.

Guy 2 was there for over an hour, explained everything, and wasn’t deterred.

Three licensed and bonded companies, three very extreme results

Ah, the skilled tradesmen enabled by a housing dependent economy. T his won’t end well when it comes time for the next crash.

What’s the issue? I remember our  chimney (a central chimney with fireplaces in the living and dining room) had buckled in the dining room section, you could look up it and see the misalignment. Apparently that section needed a partial rebuild.  The living room part still worked fine though.

Damper is stuck shut, and some water damage at the sides of our fireplace, 2-3' up. You can see where some older caulking on the exterior has failed. I certainly was shocked when the first guy was certain it was FALLING APART, whereas two others, plus my inspector, are like, "It's fine, it just needs to be sealed"

I like both carpet and hardwood floors, but I think I’d get wood floors. But if I was stupid wealthy I’d probably have carpet and pay people to clean it every day and replace it every other day.

My current house has hardwoods throughout. I love them because they are so easy to clean and they look fantastic. BUT, they need to be refinished, they make your joints hurt when you’re walking around the house all day, and I can’t do one of my favorite things after a long day: sprawl out on the carpet for family movie night.

My next house (closing in 2 weeks!) needs new flooring everywhere. Ideally I’d go hardwoods or laminate in the whole upstairs (living room, kitchen, and 3 bedrooms) and carpet downstairs (family room and 4th bedroom). I might go with carpet in the upstairs bedrooms, though just to save some coin.

My new house has carpet in the kitchen. I can’t wait to bust through the door with a utility knife after closing and rip that nastiness out of there. But I also can’t wait to roll around on new carpet in the family room with the kiddo.
